Congradulations on your new home !

As you may be aware, your builder's one year warranty will expire on the twelveth month after signing. It would be wise to have an independent home inspection done at least one month before it expires.  Most new homes have never had a complete home inspection, and code inspections can be inadequate as conditions may change after the code inspector leaves the site.

Suprise ! New homes often have numerous issues that should be addressed.

By getting an inspection before the builder's obligations towards you expire, you can ensure that the repairs come out of the builder's pocket and not yours.  This is the same quality of inspection we would do for a buyer.

The report will document all issues with photos that can be used as a punch list for your builder.

Any new home inspected also qualifies for the Builder's Warranty, which extends three years from the date of purchase.
